The project is in the Protrero Hill District of San Francisco. A challenging existing Main Floor is transformed by introducing a large Serpentine Kitchen Island. As a result the island is now the main focus as you enter. The New Kitchen Island integrates the open Dining, Living Area. Panoramic views of the San Francisco Skyline are captured. Unique to San Francisco Residential Architecture is the challenge to provide ample light. This is due to the zero lot lines and long, narrow floor plans. The design features for instance many skylights, large window walls and transoms to allow for southern light. The 2nd Phase Roof Deck and Rear Yard Deck has been recently approved by the San Francisco Planning Department. Construction is to start late summer 2023. #### Sonoma Project Nearing Completion: A Modern, 2,300 square foot 3 story New Home from the ground up. The Custom Home is on a steep and challenging hill side property. Features include a large, open Main Living Area with expansive window walls. As a result of careful use of the existing site you can walk directly onto a landscaped garden. A glass tower main Staircase, a viewing level with Study and expansive roof deck are also featured. Above all the unique Floor Plan and Design is strategically place on the site to maximize expansive views of Sonoma Valley, while making use of the existing steep slope. Because of this, The main Pavilion is slightly angled from the Bedroom wing. The main Living Pavilion features a 10 foot window wall. The Bedroom wing is situated to maximize use of the steep slope of the site. As a result of careful design and planning, there were no costly retaining walls. Integrated are many energy saving and green building materials. As a result the new home is entirely electric with solar panels. The 4 story Victorian Home is in the Mission District. The project includes a new Ground Floor foundation, excavating down 4 feet. Added is a Guest Bedroom Suite, and a large Family Kitchen. Completely Remodeled are the existing Living, Dining and Entry. Three levels of Patios, Decks and Balconies are a feature of the design. A challenge to address as a San Francisco Residential Architect can be the permitting process. Having thorough knowledge of the Building Codes and San Francisco Amendments are key. The Floor plan will be updated, providing a Breakfast nook in the Kitchen, and a Master Bath driectly off of the existing Master Bedroom. The new conditioned space on the Ground Floor will feature a Media Room, Several Guest Bedroom, a Full Bath, and a Laundry Room. Anticipated Project Completion date is for early Spring 2024. ###### San Francisco Presidio Terrace 2 Unit Entire Building Remodel Project Nearing Completion: A 2 Residence, 3 story Complete Remodel. A 3,773 square foot down to the studs Remodel in Presidio Terrace neighborhood of San Francisco. The main design concept in both homes is to maintain a Transitional feel while providing Bold, New Design. Featured in both Designs is moving the Kitchen. As a result more light enters the home from the 2 large Window Bays facing the street. Another result is how you enter the Home. Instead of ascending the Entry Stair to be greeted by a solid wall, you are now greeted with a more Open, Light-filled Main Space. As a San Francisco Residential Architect a significant challenge is the narrow width of most Homes. This can result in costly Engineering solutions. Both Homes feature a more open Floor Plan while retaining critical existing walls. Therefore the Structural Engineer was able to use and strengthen the existing structure. There was no need to introduce costly structural panels. The Architectural Design did not result in a major Seismic upgrade. We were able to localize the structural work to the areas of Remodel. Fundamentally Visual Art is the Visual Composite of the Artist, their life. What gives Art its Gravitas is the act itself. The pure resolve to create and evolve. There’s so much opportunity in Art, where one Artist’s pursuit is as valid as the next. At least this is how I see it. Honesty, Art and Truth are open to all, no hierarchy. My appreciation of Art and the act of is wide open. I’m always wanting to see more, feel more and understand more. My Art springs from my imagination, the desire to explore, invent. I started painting in my early twenties. I’ve kept a slow steady pace over 40 years, completing one or two oils on panel each year. This while pursuing a full time professional career as an Architect. I’m grateful for my professional life experience as an Architect. I feel it has given me a certain creative and artistic insight. This while being fully engaged with people on a personal level, and with the ‘way things are, the way things get done’. While attending IIT he worked his way through school at such notable Architectural Offices as Howard Alan. Upon Graduating he worked at the notable Architectural offices of Seymour Goldstein and Lucien Lagrange in Chicago. He has worked in the California offices of Ehrlich Romminger and Interior Architects. He became a Licensed Architect in Illinois in 1993 and in 1996 became a Licensed Architect in California. In 1997 he became a Licensed General Contractor (734309) and built his own house that he designed from the ground up. In 2003 he opened his own Architectural Practice and has since served Hundreds clients in San Francisco and throughout the San Francisco Bay Area. Bernard received his Bachelor’s of Arts degree from the University of Michigan and his Masters of Architecture Degree from the University of California, Berkeley in 1987. He worked in the office of Bill Glass and Associates from 1989 until 2008 and currently is a Project Manger for the GSA offices in San Francisco. The San Francisco Planning Department designated the home as a historic resource. The owner’s wishes reflected this throughout the project. We kept the home’s historic essence while tailoring the project to their personal and eclectic design flair. A Tech executive and a professional consultant with an established family and a love of animals, a main goal was improving the flow of the dated floor plan to reflect their current lifestyle. The 2nd Story Living Space was given a more open floor plan. The Kitchen was anchored towards the Rear Yard with an expansive folding window wall flooding the entire story with sunlight. Direct access to an expansive Roof Deck and Rear Yard was added. While opening the spaces, the distinct rooms were maintained. The existing interior detail was meticulously restored by the Owners. On the Ground Story, an existing expansive Garage with minimal height clearance was given the proper height to create a spacious workroom for craft and sculpture projects. We excavated and replaced the entire existing foundation to carry both the new and existing loads for the four-story Victorian and the Remodel Addition. The new Guest Bedroom and office are oriented toward the secluded rear yard. An expansive folding window wall opens to a Garden Patio where the Owner can host clients and practice their professional consulting. Entire Home Remodel features a completely new, open floor plan. Edwardian details and built-in cabinetry are used throughout. The Owner was challenged by having the existing Kitchen immediately adjacent to the Entry Hall as you ascend the Entry Stairs into the home. The solution was to flip the Kitchen and Dining Room’s placement. Now as you enter, you are presented with a set of custom see-through Dining hutches flanking a wide opening presenting the Dining Room. The Kitchen, the fulcrum of the home, where the Owner’s spend most of their time, and where friends congregate was place in front. This made use of the front Edwardian bay windows, flooding the Kitchen with the morning sun. The Kitchen now flanks both the Dining Room and The Living Room. All of the walls constricting the existing rooms were completely removed. The result was a bright, airy, sun-filled space that fits the owner’s life style, and feels much larger and spacious. Space was at a premium. We were able to fit in an additional Powder Room Bath where the Owner did not think possible. Custom Cabinetry throughout the project played a key role in adding storage while offering unique and beautiful design details. An existing light well was infilled, creating an open, light-filled Kitchen with a Breakfast Banquette. A Master Suite was created by combining an existing Bedroom, and creating a New Master Bath. An existing Hall Bath was expanded and updated. The Entry was opened to include a stairwell connecting the newly expanded and Remodeled Ground Floor. The Ground Floor now includes a New Media / Family Room, Bedroom, Guest Bedroom / Office, Full Bath and Laundry Room. Care was taken to preserve the existing period character of the home. Existing trim detail and plaster molding was replaced, repaired and incorporated into the newly designed spaces throughout. A main center bearing wall was removed on the Ground and Second Floor. Space from an existing Hallway was added to the New Second Floor Kitchen. Space from an existing Garage was added to a Ground Floor Media / Family Room. A new steel beam spanning 20 feet was installed to open up these spaces. The existing steep nonconforming Stair from the Second Floor to the Ground Floor was replaced with a new Stair with current tread and riser sizes. The new comfortable Stair is open to the Second Floor Entry and Ground Floor Media / Family Room. The new Stair now links both floors, making each floor an integral part of the new Home. A main design challenge was creating light-filled spaces in an existing narrow house with windows only at the Front and the Rear. (In much of San Francisco houses are built side by side with no side yards) This was achieved by introducing a bank of large skylights at the Kitchen peninsula and adding a much larger window at the Breakfast Banquette, where an existing interior light well was underused. At the Ground Level, large, 7 foot wide pocket doors allow the Media / Family Room to share natural light from the Study / Guest Room. The San Francisco Planning Commission voted unanimously to uphold the recommendation of the Planning Department. The San Francisco family home was expanded to include a 3rd story Master Bedroom Suite. As a result the Sunset 3rd story addition features expansive sweeping views of the Golden Gate. Also included are 2 additional bedrooms, a Hall Bath, and a dramatic 3 storied central staircase with a skylight. As a result of the Third Floor Addition the existing main floor was remodeled. The main floor remodel includs a larger Eat-in Kitchen and updated Hall Bath. Special care was taken to ensure the new and remodeled spaces blended seamlessly with the existing Architecture. The new expanded home is now completely remodeled to include expansive window walls, an updated and more open floor plan, and transitional details that accent the existing Sunset bungalow. The San Francisco Vertical Addition ensures the growing family will have future space. This will allow an extended Family living arrangement. Large Window Walls lend to the openness, featuring Canyon and filtered Bay Views. Bringing the outdoors in was achieved by integrating the intimate Front Yard Wild Flower Garden with the Main Living Space. The minimalist design features include white massing with the warmth of wood finishes. Environmental Features include expansive Solar Panels, Less Heating and Cooling due to the small Roof and Footprint allowed by the Stacked Design, and Drought Resistant Landscaping. The Design features Clean Minimal lines and Surfaces while allowing the warmth of Wood and Expansive Light to mingle. The fulcrum of the design is a central Galleried Space with 3 Large Tiered Skylights for displaying Art. Each of the Spaces flow from this Central Axis. The Central Gallery can be viewed from any space in the House. The large, open Kitchen Family Area, adjacent to the backyard Pool, is where the family spends most of their informal time together. An existing bearing wall that separated the former Kitchen and Family area that kept each space functioning apart and removed from the outdoor Pool was demolished. Now the expansive Kitchen Island extending into the Open Family Area acts as a fulcrum where Family can hang out, do homework, prepare meals and Dine informally. The custom Kitchen Cabinetry features a unique Herring Bone Veneer Pattern. This Design Motif is reflected in the custom paneling of the Refrigerator and Pantry, and the seating of the built-in Banquette of the Family Area. The updated Herring Bone Motif contrasts with the existing Colonial Style Paneling and Wainscoting that was brought into the new Kitchen Design. Much of the Colonial style Paneling and Wainscoting focuses around the remodeled informal Family Entry / Mud Room off of the existing Formal Dining Room. The 2,800 square foot Home was tailored to the Husband and Wife Team’s relaxed Home Life, their work schedule and active pursuits. Modern, Minimalist Massing and Detail reflects the Couple’s Design Sensibility. The Narrow 50 foot wide x 210 foot deep lot had complicated cross slopes which made a 2nd story challenging with the restrictive planning code. A low sloping roof design was incorporated that both offers taller ceilings and extended eaves that will shade from the harsh south bay sun. Views and Privacy were top priority. The Master Bedroom Suite is conveniently located on the Main Level, private from the main entertaining and public spaces. The Lower Level is devoted to Guest Bedrooms and Wine Cellar. The solution to the design problem included orienting the main space towards a direct view of the expansive Sonoma Valley view, while making use of an existing walk-able building pad. A unique, subtle angle was introduced to orient the lower story Guest Bedroom wing towards the steep ravine. This allowed the design to make use of the existing site topography. No costly excavation or retaining walls were needed to implement the design. Green Building features include an All Electric Home with a high efficiency heat pump. A dramatic Spiral Staircase is suspended over the Existing Staircase, winding through the Levels of the Existing House to the New Roof Deck above. A New Bedroom, Family Room, Bath and Widow’s Peak was added.
